Office Home
What are the spatial answers to the question of contemporary, flexible co-working offerings? How can attractive office spaces with a strong identity be created that meet the requirements of a broad target group from a wide range of industries?
Techno Z-Verbund GmbH has settled in one of the six buildings in the Wissenspark Urstein, an urban development district in the immediate vicinity of the Salzburg University of Applied Sciences. These
are grouped as “landscape building blocks” around an urban plaza, which invites visitors to linger with its adjoining cafés and restaurants. With the aim of supporting founders and young companies in their successful establishment and development, Techno-Z offers innovative workplace concepts that, in combination with the mix of office space, underground parking, hospitality, and restaurant facilities located in the Knowledge Park, create an attractive location for young companies.

The building complex, component F, consists of a seven-story tower and a three-story base. In addition to traditional offices, the interior features open-plan workspaces and spacious communal areas, as well as a variety of outdoor spaces.
The OFFICE HOME location concept is based on a shared office principle and aims to create a working environment that meets the everyday needs of working people and combines them with the feel-good character of a home.
The result is a greenhouse for innovation and creativity, where start-ups, sole traders, and founders find a place alongside large technology-oriented companies and educational institutions.
The centerpiece is the central, identity-defining open staircase, which connects the two lower levels and can also be used as an auditorium or a place for spontaneous meetings.
Proworking
The Office Home follows the ‘proworking’ model (derived from ‘pro’ for ‘professional’), which expands on the classic coworking concept. Employees are provided with a wide range of work options and space for community. Project teams can regroup and come together flexibly and according to their needs. The interior design of the shared infrastructure consciously supports and promotes the community spirit.
My Desk: Surrounding the hub and overlooking the inner courtyards, an open shared office area extends over two floors with individual, fully equipped workstations that can be rented flexibly on a monthly basis.
My Office / My Studio: Separate rooms for retreating to can be found in the form of fully furnished offices for 2, 4, or 6 people on the facade side of the base and tower floors.
Classic: Classic, unfurnished office space is available for rent on all floors, but mainly on the tower floors.
My Lounge: Seating areas equipped with power sockets and internet access are available to everyone in the cafeteria, around the Kuchl bistro, and on the seating steps.
The Satellites
The three floors of the base building house so-called satellites, which accommodate functions for general use. The satellites are designed as supply or activity hubs and have an introverted or extroverted character depending on their use.
Bistrosatellite: The largest satellite is dedicated to gastronomy and, as the “Kuchl,” is part of the ground-floor hub. The reception area facing the entrance is adjoined on the east side by the restaurant’s long serving counter. The preparation and dishwashing kitchens are located inside the satellite, as are the sanitary facilities. In addition, all users have the option of preparing their own meals in a fully equipped kitchenette. This can also be rented for events such as live cooking.
Extroverted: From rocking chairs and table football to a fully equipped kitchenette and indoor climbing wall, the possibilities for using an extroverted satellite are endless. They encourage spontaneous, informal encounters and contribute significantly to the community and networking spirit. The spaces open up generously into the room, breaking up the hallway areas and becoming leisure and relaxation areas.
Introverted: Each satellite contains supply units such as a coffee point or kitchenette, printer niches, lockers, and sanitary facilities. In addition, introverted satellites are designed as closed volumes with integrated functions to offer users opportunities for retreat in the form of smaller meeting rooms, telephone booths, or relaxation rooms with daybeds. Changing rooms, showers, and storage rooms are also located inside these modules.
Color and material concept

Architecture and interior design contribute to the implementation of the usage concept. The result is a spatially and functionally differentiated balance between inviting meeting areas and quiet zones.
The basic materials have been deliberately left natural and robust and, in combination with the open ceiling structures and the light, homogeneous flooring, create an urban atmosphere.
The interplay of colors, textures, and the feel of various accent materials such as wood, textiles, and felt contribute to an inviting sense of space with a feel-good character.
The color concept comprises a five-tone palette of different shades that can be combined to create exciting contrasts. Subtle gradations on the walls, floor, ceiling, and loose furnishings give the color groups a deliberately iridescent effect. Large floor and ceiling areas are designed in lighter pastel shades, while individual pieces of furniture in bold colors or solid tones provide accents.
The exciting color palette underscores the diverse range of uses and living spaces.
Outdoor space
The incision of the inner courtyards opens up the building complex and not only provides the interior with plenty of daylight, but also offers access to various outdoor spaces, where the extensive range of regeneration facilities for all users continues.
On the first and second floors, a total of three roof terraces are available to users, offering views of inner courtyards with different functions and appearances.
The front, representative courtyard serves as an access point and creates a connection between the plaza and the building. The sand-colored, air- and water-permeable Terraway flooring gives the guest garden connected to the restaurant area around the main entrance a friendly and inviting appearance.
Find balance through movement. The Activity Yard encourages physical activity with an outdoor gym and, with its terracotta-colored rubber granulate flooring and white markings, is reminiscent of a typical sports facility.
In addition to the courtyard with sports facilities, there is a third, more secluded courtyard. With its wooden flooring and plants, it has a calm and relaxed atmosphere and invites you to linger.
