Brief Construction of a new office tower with hotel development in Dortmund. Added value The building complex creates an elegant ensemble with a long-distance effect at the entrance to the city and transforms the unattractive urban setting on Königswall and the station forecourt into an inviting, lively place with a high quality of life.

East of Dortmund’s main train station, an eight-story, L-shaped hotel building is being constructed next to a 19-story, 69 m high office tower. The buildings, which are connected across the first two floors, appear to be of a single piece, but differ in detail: on the one hand, the ensemble forms a continuous “back” to the tracks and is more fragmented on the “front side facing the city” on Königswall. A visible grid pattern is superimposed on both parts of the building in varying degrees, giving the ensemble a homogeneous appearance despite its diverse use as a hotel, office, and general space.

 

Cross-section

On the first floor between the high-rise and the hotel, there is a spacious terrace that faces south towards the city center like a city loggia. The sheltered terrace and the hotel restaurant on the first floor form a bel étage where visitors can enjoy the view of Königswall while having breakfast, for example, away from the noise of the street
